Core aeration removes small plugs of soil to open the root zone. Overseeding adds grass seed to existing turf, helping rebuild areas that have become thin or worn. Together, they address the soil conditions and grass density that routine mowing alone cannot improve.

Results depend on existing turf, soil, sunlight, weather, seed selection, and aftercare. Aeration and overseeding support healthier turf but do not replace irrigation, appropriate fertility, or correction of drainage and shade problems.

Each proposal identifies the treatment areas, service scope, and preparation needed for your property. Aeration and overseeding can be quoted as a seasonal service or included in an agreed maintenance program.

  1. Review the turf

    Identify compacted areas, thin grass, site access, and watering availability.

  2. Prepare and aerate

    Coordinate mowing and site preparation, then remove soil cores from the designated turf areas.

  3. Overseed the lawn

    Apply seed selected for the property's turf and growing conditions. Additional fertilizer or soil amendments are defined separately in the proposal.

  4. Coordinate aftercare

    Review watering, mowing, and traffic precautions so the new grass has an opportunity to establish.

WHEN TO SCHEDULE

Give new grass
time to establish.

Late summer into early fall is generally the preferred seeding window for tall fescue and other cool-season lawns in Virginia. Cooling temperatures provide an opportunity for growth before winter.

Timing is selected around grass type, soil moisture, weather, and the property's watering plan. Warm-season turf requires a different schedule.

  • Keep the seedbed consistently moist during germination without saturating the soil.
  • Reduce traffic across newly seeded areas.
  • Coordinate mowing as seedlings establish.
  • Leave aeration plugs to break down naturally.
  • Review weed-control timing before and after seeding, since some products can prevent grass seed from establishing.

COMMON QUESTIONS

Aeration and Overseeding Questions

Does my lawn need aeration, overseeding, or both?

Aeration addresses compaction; overseeding addresses thinning turf. A dense lawn may need aeration without additional seed, while a thinning lawn may benefit from both. We review the condition of the turf before recommending a scope.

Can this be done without an irrigation system?

Yes, if there is a reliable way to keep the seedbed moist. Weather alone may not provide enough consistent moisture, so watering arrangements should be considered before scheduling.

Will it eliminate weeds or fix every bare area?

Denser turf can compete with weeds, but overseeding is not a weed treatment. Persistent shade, drainage issues, heavy traffic, or unsuitable soil may require additional work before grass can establish successfully.

Is fertilizer included?

Fertilizer, lime, and other amendments are included only when specified in your proposal. Recommendations depend on the agreed turf program and, where appropriate, soil-test results.

How often should the service be performed?

Compaction, grass type, traffic, and turf density determine the need. Many cool-season lawns benefit from periodic fall overseeding, while aeration frequency is based on site conditions.
